Do You Suffer With Condensation, Damp & Mould?

A lot of our clients come to us with a common set of problems, and it's usually black mould growth arising from condensation issues:

  • Condensation in the bathroom: Bathrooms are, by their definition, wet areas inside the property. The condensation problem is usually a lot worse if the bathroom has many exteriors walls/ ceilings, or has no windows.
  • Mould In The Bathroom: Mould often finds itself appearing on the silicone inside the bath area - around the bath, in the corners of the bath, and on the shower screen trims. The mould here is usually exaggerated in areas where water is able to sit and fester!
  • Mould on the tiles and grout: The next best places for mould growth are still inside the bath area, and is usually prevalent on the tiles, inside the tile grout, and on the silicone in the corners of the walls. These areas regularly become wet but allow the water to run off.
  • Mould On The Window And Ceiling: Almost certainly, the next place for mould to appear is in the colder areas of the bathroom. The moisture in the air is floating around happily in its warm environment til it lands on something cold - such as a window or the ceiling, then it condenses and leaves the water droplets behind. Some bathroom ceilings we see are literally dripping wet with moisture! This regular exposure to moisture allows that angry black mould to start growing.
  • Mould On The Top Floor: With a unheated area above (normally a loft, but also true for flat roofs) you will likely notice that condensation and black mould is liable to build on the ceilings on the top floor of your property.
  • Condensation On The Windows: This is more apparent in the bedrooms in the mornings, but condensation and mould is likely to build on the windows, on the window reveals, and on the window sills.

  • High Power bathroom extractor fans:  In-line fans sited in the loft space, with a nice white or chrome cover on the bathroom ceiling, is our signature move. They are usually triggered when the bathroom lights come on, and stay on for a period after the lights are turned off. This is a good option where condensation is appearing after nice hot steamy baths and showers.
  • High Power Kitchen extractor fans: usually sited above the hob, and ducted to outside the property. This is a good option where condensation is appearing whilst you cook.
  • High Power Positive Input Ventilation (PIV) Fans: Provides filtered, fresh air into the property, which pushes out stagnant, moisture laden air before it gets to cause trouble in the property. These are typically automated and work on temperature and humidity sensors. This is a good option for when you have whole-house condensation issues, typically most noticeable in the early mornings where all the windows are steamed up with condensation, and starting to suffer from the effects of the moisture ie mould.
  • High Power DMEVs: otherwise known as wall mounted extractor fans. Where the first three aren't applicable, or the only option to is to move to a wall-mounted extractor fan, we'll recommend these, and will often choose a centrifugal fan rather than its axial counterpart.
  • Or combinations of all 4.

Other Available Options:

Dependant on your particular property, what you're suffering from and where you're suffering it, and what might already be in place, we might advise some other systems and features:

  • Humidistat controlled ventilation: Control simple ventilation systems with a standalone humidistat, to switch on as increased humidity levels are detected
  • Trickle and boost functions: Smarter ventilation systems come with their own built in humidistat to help reduce humidity, and regulate airflow speeds to match the humidity severity in the room.
  • Manual Override Switches: Manual override switches work best for the winter months, when condensation and moisture issues are more prevalent. We recommend having these fitted, so your ventilation system works 24/7 throughout the winter months.
  • Dual-fan boost options: Engage a second fan for that extra oomph, when you need it
  • Centrifugal fan types for ceiling mounted applications: not recommended, if you have a ceiling mounted fan already, we always recommend upgrading to an in-line extractor fan, sited in the loft. See above for: "Our clients typically Choose".
  • Centrifugal fan types of wall mounted applications: Wall mounted fans are typically not up to the job for most kitchen and bathroom applications; the best types for wall-mount are centrifugal.
  • Outside centrifugal fan types for wall mounted applications: Wall mounted fans are typically not up to the job for most kitchen and bathroom applications; the best types for wall-mount are centrifugal. Outside Centrifugal types may be used where extra power might be needed on wall mounted applications, where the fan is mounted on the exterior of the property, rather than inside.

If you also happen to suffer from mould in these areas, you certainly should be looking to improve your ventilation.

Condensation is the 'wet' surfaces you'll find in your property, normally on cold surfaces such as windows, walls and ceiling. This is caused by moisture-laden air floating around your property touching these cold surfaces, and being relieved of the moisture content in the process known as condensing.

A PIV fan is a general-ventilation system that often sits in the loft, with a vent on your landing. A PIV pushes fresh air into the property, which forces the moisture laden air out of the property, before it gets the chance to absorb more moisture and condense on a cold surface, such as a window or external wall. In layman's terms, Positive Input Ventilation is achieved when you push fresh air from outside the property, into the property.

The total parts and labour cost for replacing an existing bathroom extractor fan averages £120-£200 in the UK. DIY installation cuts this down to just £80-£150 for the fan itself and any electrical fittings or building supplies. Although at this sort of price, we wouldn't expect the fan to be up to the job!

To upgrade your extractor fan to something more substantial or to install an extractor fan system from fresh, you could be looking at between £400-900. In general, you do get what you pay for and we're fortunate enough to have become extractor fan installation specialists, for standard kitchen and bathroom settings, in both residential and commercial properties in the Medway & Maidstone region.

Strictly speaking, anyone potentially could install a PIV themselves. That doesn't mean to say that potentially anyone should! There are nuances and good practices to navigate (as with all technical work). A competent person will be able to install a PIV, which we would define as a contractor who's operatives regularly work on residential ventilation projects, such as extractor fans and PIVs, on a daily basis.
