In the interest of full transparency, we outline the following limitations on all our EICR inspections (You should check these before ordering an EICR:)

• No lifting floorboards or destructive or intrusive methods
• Operational Limitations may occur due to poor access, generally arising from furniture and belongings
• Limited insulation testing compared to new builds, due to newbuilds being completely empty with nothing plugged in or switched on
• No attic/loft inspection
• Likely End-of-line outlets tested on radial circuits
• No inspections nor testing above 2.5m height
• No inspections nor testing due to poor access
• Portable appliances are not covered by BS7671
• Fixed installations that are fed by plugtop are considered as part of the fixed wiring under the scope of BS7671

Prepare for a Limitation-Free Inspection

• Unplug all appliances except for critical appliances, such as fridges, freezers, and emergency equipment, for example
• Ensure the Fusebox is fully accessible, we will spend a significant portion of time head and shoulders inside the fuse box
• Remind yourself where your water main stopcock and gas meters are; we will be interrogating those areas for something called Main Protective Bonding (MPB) (thick earth cables clamped to the pipework)
• Ensure all sockets and light switches are easily seen and can be easily get to (think furniture and belongings)
