Extractor Fan Installers Serving Medway & Maidstone

Without a doubt, our biggest selling service is bathroom (loft) extractor fan installations. Perhaps its because we understand our clients, perhaps its because we understand the underlying issues, and perhaps its because we understand that for many, a wall mounted extractor just isn't going to cut it when it comes to contemporary condensation problems, and the resulting fight against damp and mould that follows. Which is why, whenever there is loft space above a customer's bathroom, we always recommend (urge, beg and plead!) our customers to go for a loft extractor fan, and upgrade it with an override switch for whole-house ventilation through the winter months when they need it most. Let's talk about this in more detail.

So many properties suffer with condensation and the resulting damp and mould. Read further to see if we can help you with your property ventilation, effectively reducing condensation which can often cause damp & mould on areas such as the top floor ceilings, on and around windows, and externally facing walls. So, What are our methods to the dreaded condensation, damp & mould?

Our most popular solutions to the obvious condensation issues are the mechanical ventilation solutions. That is the technical term for using fans to either push fresh, drier air into the building, and to remove the moist-laden air produced inside the building out! Significant areas of interest for extracting moisture laden air out of the property is in kitchens and bathrooms - it is no coincidence that is where you tend to find them!

Don't like the idea of having a bulky extractor fan on the wall? We can fit nice kitchen extractors that add to the feel of the kitchen, and if you have loft space above your bathroom, we can hide the fan in in the loft! And talking about loft space, this is where we ideally like to site our PIVs - Positive Input Ventilation systems - to help push dry, slightly warm air compared to directly outside, back into the property. This helps push out the moisture laden air that naturally builds up inside a residential property.

And for the most part, we're not talking fluffy solutions - we're talking about specifying powerful fans - ideally our favourite in-line fans - to do the job of really pushing the air in, around, and out, of your property. Read more about our favourite extractor fans here and here! And extractor fans aren't going to provide the same sort of performance if they're not installed properly. You want an extraction system that reduces air drag as much as possible, and stops water collecting in the ducting and coming back down into your property!

Do extractor fans actually work to stop condensation?

When powerful extractor fans are installed well, they can really put a fight up against condensation caused my normal day-to-day lifestyle-related causes. Lifestyle related causes could be: having nice and hot steamy showers on the regular, it can also be drying your clothes indoors, it can also be not opening windows because its cold outside. It could be a well populated house with many adults increasing the moisture levels in the property. To find out more read our blog here.

When don't extractor fans work to stop condensation?

Extractor fans won't always help if the humidity is down to water ingress. That could be: A roof leak, leaking plumbing, or rising damp. Extractor fans can also perform poorly because they're just not up to the job for the task at hand, or have been installed incorrectly. With all of this in mind, when we speak to you to find out the symptoms you're experiencing, we will try to rule out the cases where extractor fans won't necessarily help you. We don't want to sell our services for it to not benefit our clients. It's a bad business practice, makes us look silly, and that client is going to go elsewhere and never recommend us again. Extractor fans, for the most part, only compensate for lifestyle-related causes, and many households do genuinely fit in this category.

Ask Us about our bathroom fan override switches (advanced humidity reduction)

Having visited so many clients who suffer from condensation, and notice it gets worse over the colder winter months, we went a bit further with our inline fans, and started to offer override switches as an optional upgrade. With popular demand, we offer this override switch to every client we meet who suffers with condensation. The override switch is simple. You can have the extractor fan run in summer mode (standard), whereby as you turn the bathroom lights on, the fan will kick in, and stay on for some time after you turn the bathroom lights off. You can also put the fan into 24/7 operation with this override switch, which makes it run constantly, regardless of whether the bathroom lights are on, have been on, or what the bathroom humidity might be. This ends up being a powerful way to offer whole-house ventilation when it's needed most - in the winter. You simply visit this switch twice a year - once as it starts to get cold approx October time, to put the fan into override, and again as it starts warming up approx May time, to switch the fan to triggering with the lights and a 10-20 minute timer overrun. If you're interested in this upgrade - ask us about it! If you have any questions - ask us about it!

Some of the services we offer:

  • Bathroom extractor fan installation, repair and replacement
  • Kitchen extractor fan installation, repair and replacement
  • Condensation busting Residential ventilation installation
  • Smell removing commercial ventilation installation
  • Extractor fan repairs and upgrades
  • PIV Installation

Have you noticed most of our ventilation systems sit in the loft?

There is a good reason for this. Depending on your requirements, we're very likely to recommend a bathroom extractor fan in the loft, or a PIV on the landing ceiling (the fan itself is also in the loft). Both of these systems are generally much more powerful, and much quieter than their wall-mounted or ceiling-mounted counterparts. And we very much suspect it has a lot to do with the size constraint when the fan is on show. Noone wants a big and bulky fan unit on show, so the manufacturers are forced to make do with as small a package they can possibly fit a half-decent fan inside, with the room they have. Noone looks in the loft. For the most part, noone cares what their loft looks like. And there's generally loads of room up in the loft. Lifting this size constraint from the manufacturers lets them do what they do best - optimise for performance rather than size and looks.

That's where come in, and hopefully now you can see why we fully recommend loft-situated extractor fans and PIVs for our client's ventilation solutions. They work hard. They work quietly. In essence, they simply work really well. And the feedback from our clients tell us this is indeed the case.

Why Do You Need A Residential Ventilation Specialist?

Extractor fans can be very very good, without a shadow of a doubt. But what sort of condensation issues are you facing? What sort of air volume are you looking to introduce? What sort of layout is the property? What options and configurations do you have available to you? Would you benefit from a push-pull system? Do you have sufficient airflow between rooms allowed by the equivalent area under the doors? Would a PIV fan installation of equivalent performance be more suitable for you? These are the sorts of questions a residential ventilation specialist who carries out these sorts of projects day in day out will be able to help you with. Besides, the way the system is put together has a huge impact on the overall performance (a lot more than you think!).

  • Persistent condensation on windows.
  • Damp patches on walls or ceilings.
  • Unpleasant musty odours.
  • Recurring mould issues.

Service Specific FAQs:

How Well Do Your Ventilation Systems Work?
How Well Do Your Ventilation Systems Work?

Nobody wakes up one day and says, "I need extra ventilation", without good reason. Ventilation systems are usually ordered to solve a problem, or to prevent a problem before it occurs. We can fix condensation throughout a property, poor ventilation and removing bad smells in kitchens and w/cs - we can't fix water ingress, leaks or rising damp with ventilation alone.

In a nutshell, we will recommend and install a system we have a warm fuzzy feeling will put a real noticeable dent in the sort of symptoms you're currently experiencing. The sorts of ventilation systems we fit certainly aren't cheap, but they do produce the results, as many of our past clients have come to find out!

Can You Stop Black Mould?
Can You Stop Black Mould?

Yes, by defeating the root cause ie condensation in a property, we'll be stopping the consistent moisture buildup that allows black mould to grow in places like on tiles, in tile grout, on silicone, on external walls, on windows, window surrounds and ceilings. To see if we can help, get in touch.

What is condensation?
What is condensation?

Condensation is the 'wet' surfaces you'll find in your property, normally on cold surfaces such as windows, walls and ceiling. This is caused by moisture-laden air floating around your property touching these cold surfaces, and being relieved of the moisture content in the process known as condensing.

What Is Positive Input Ventilation (PIV)?
What Is Positive Input Ventilation (PIV)?

A PIV fan is a general-ventilation system that often sits in the loft, with a vent on your landing. A PIV pushes fresh air into the property, which forces the moisture laden air out of the property, before it gets the chance to absorb more moisture and condense on a cold surface, such as a window or external wall. In layman's terms, Positive Input Ventilation is achieved when you push fresh air from outside the property, into the property.

What Do Your Extractor Fans Look Like?
What Do Your Extractor Fans Look Like?

Our favourite extractor systems tend to live up in the loft, so really the only part of the entire ventilation system you see is a pretty looking chrome (or white) cover on the ceiling.

How much does it cost to replace a bathroom extractor fan UK?
How much does it cost to replace a bathroom extractor fan UK?

The total parts and labour cost for replacing an existing bathroom extractor fan averages £120-£200 in the UK. DIY installation cuts this down to just £80-£150 for the fan itself and any electrical fittings or building supplies. Although at this sort of price, we wouldn't expect the fan to be up to the job!

To upgrade your extractor fan to something more substantial or to install an extractor fan system from fresh, you could be looking at between £400-900. In general, you do get what you pay for and we're fortunate enough to have become extractor fan installation specialists, for standard kitchen and bathroom settings, in both residential and commercial properties in the Medway & Maidstone region.

Do extractor fans need to be on an outside wall?
Do extractor fans need to be on an outside wall?

Ideally, yes - it allows for shortest, most direct ducting path outdoors (which is what we like!). But fans can be installed on any bathroom walls and ducted to ceiling vents or soffit vents. Extension ducting simply starts to reduce airflow. Our inline fan systems make up for this with brute strength and can be installed in various ways and yet still maintain great performance.

Can I install an extractor fan myself?
Can I install an extractor fan myself?

Strictly speaking, anyone potentially could fit an extractor fan themselves. That doesn't mean to say that potentially anyone should! We can unfortunately say that a fair chunk of in-line fans aren't installed particularly well (genuinely around 80% that we come across aren't great), which leads to poor performance, the fan unit suffering, even sometimes being immersed in fish bowls of water for long periods of time, and of course, water coming back down through your ceiling vent. A competent person will be able to install an extractor fan, which we would define as a contractor who's operatives regularly work on residential ventilation projects, such as extractor fans and PIVs, on a daily basis. Which is why we recommend you consulting a ventilation / residential HVAC specialist to carry out a PIV install. Which is why our clients just end up going for the low risk option and contracting us in to carry out the project.

Can I replace an extractor fan myself?
Can I replace an extractor fan myself?

Replacing an existing extractor fan is often simpler than new installations. Using the old mount, wiring, switch, and duct setup makes it an easier DIY project if you understand basic electrical connections and safety. Again, there can be nuances and rules and regulations surrounding working on electrics, especially in the bathroom, which is why our clients just end up going for the low risk option and contracting us in to carry out the project.

Are extractor fans difficult to install?
Are extractor fans difficult to install?

In concept they can be very straightforward. But physically installing new ducting in a professional manner, cutting holes through ceilings and walls, running wiring, and mounting the unit can take some work. Having the right tools and skills makes getting it right much easier, which is why our clients just end up going for the low risk option and contracting us in to carry out the project.

Do you need an electrician to fit an extractor fan?
Do you need an electrician to fit an extractor fan?

Extractor fans and ventilation services do start to broach into multiple disciplines, much like hot water and heating controls. And while it's always best to have a registered electrician install any fixed electrical equipment., HVAC engineers and possibly heating engineers, as well as skilled DIYers could replace or install new extractor fans themselves, but there are many rules and regulations to navigate, as well as having having the correct kit and sundries that an electrician who specialises in extractor fan installation will be geared up to this sort of work will have on hand. Read further about why our clients simply choose to use an NICEIC electrician.

Do I need permission to install extractor fan?
Do I need permission to install extractor fan?

In recent years, part F has started becoming more and more prevalent - and your local building control authority is likely to want to be in receipt of a ventilation certificate and building control notification when an extractor fan is installed.

Aside from that, if you rent, check with your landlord. For homeowners, planning permission generally isn't needed to add an internal extractor fan. However, external wall vents, especially on leasehold properties, may require approval from the freeholder and/or building control.

General FAQs

What services do you offer?

We offer electrical services to both residential (Part P) and commercial (business premises). To see which electrical services we provide, please see our services page.

Are my electrics safe?

The only real way of telling whether your electrics are completely safe is by having a thorough health check on the electrics (EICR) carried out by an experienced electrician. We specialise in these - please find out more here.

Are You Qualified Electricians?

We most certainly are qualified electricians! When you work with us, you will benefit from choosing electricians with: The relevant City & Guilds qualifications, registration with the UK's leading professional electrical body (NICEIC) which means you get Part P registered electricians who hold appropriate insurance policies in order to carry out their work. For more information, please read towards the back of our Portfolio PDF document.

How Much Does An Electrician Cost In Medway & Maidstone?

That is quite a hard question to answer. A fully fledged electrical contractor which holds all the badges, provides a glowing service, with a good track record, great pillars of service, and a guarantee that presents low risk to the client, will have rates that reflect accordingly, in comparison to maybe a side hustle electrician, or an electrical sub-contractor, which may offer more risk to the client. To get a better idea about what your project may cost, feel free to contact your friendly local electricians serving Medway & Maidstone for a no obligation works discussion visit!

Can You Provide References For Your Work

Although we don't openly advertise our clients details for potential clients to contact, we do have enough of a raving fan base to know we could get plenty of references for our previous work, if required. We do also have our testimonials section - 95% of which do come from Google reviews on our business page.

Do You Provide Certificates?

Your friendly local electricians DO provide electrical certificates, including part P for building control notification, where applicable.

What Are Your Typical Response Times?

We try to answer the phone on the button inside Mon-Fri 9am-5pm. For emails, you can expect a response generally within 48 hours, and quotes are generally with you, in your emails, within a week of the quotation visit.

Do You Offer Guarantees For Your Work?

We absolutely do! Our standard guarantee is 1 years labour and materials (sometimes longer for materials, if manufacturers stipulate so!), and 6 years labour for compliance issues related to our work, which is backed by an insurance policy provided by the NICEIC, our professional registration body. For a select few cherry-picked materials, we can sometimes offer longer parts AND LABOUR guarantee, too! If we're offering better guarantees beyond our standard guarantees, we put these details in your written quotes.
